DENVER – A Georgian Revival-style home in Denver’s 7th Avenue Historic District may qualify for evaluation and nomination to the National Register of Historic Places. Listed by Mary Rae of Kentwood City Properties, the distinctive residence at 740 Clarkson Street is currently listed at $1,400,000. Original owner Edmond G. Bennett arranged for architect William E. Fisher to construct a $14,000 manor home in 1905, a era when middle-class homes cost between $1,000 and $2,000.
Fisher designed unique single-family homes for the city’s elite. The house sold to Colorado telephone magnate Edward Bell Field in 1910. Today, the splendid symmetry and imposing neoclassical details of the historic home make it outstanding, even in a Capital Hill enclave dominated by Victorian era showhomes.
“Last year, Lisa Purdy Consulting prepared an application for 740 Clarkson for historic designation with the Denver City Council,” said Rae. “After various reviews, the application finally went before the Landmark Preservation Commission on September 1, 2009. In a public hearing, the council unanimously approved the structure for historic designation, declaring it met the designation criteria. After approval, the application was forwarded to a city committee where it was held up in the bureaucracy. The owners have not decided whether to re-submit the application. However, after preliminary review by the Office of Archaeology and Historic Preservation, the home appears to meet the Criterion C (architecture) for evaluation and nomination to the National Register of Historic Places.”
The 2-1/2-story residence is fronted by six massive, fluted two-story ionic columns supporting a third story front porch. The side-lighted front door sits below a second story balcony. Exaggerated third-story twin dormers peak through tall maples that highlight a peaceful, dignified landscaping scheme.
Included in the 7th Avenue Historic District, tax incentives for renovation are available. No block stands out more for its impressive array of single-family villas anchored by the Zang Mansion at 709 Clarkson. The home offers eight bedrooms, four baths, a two-car detached garage, and 7,658 square feet of finished living space.
